🔹Regulatory Reform (Fire Safety) Order 2005 (FSO).

Application:

All non-domestic premises, work-
places, commercial premises, public buildings, and the common parts of residential buildings.

🔹The Fire Safety Act 2021.

Application:

Applicable to all multi occupied residential buildings clarifying that duties extend to the structure, external surfaces (Including balconies, windows and cladding) and flat entrance doors.

🔹Fire Safety (England) Regulations 2022. 

Application:

High rise residential buildings
(18m+/7 storeys) and other multi-occupied residential buildings (11m+).

🔹Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022.

Application:

Landlords in the social and private rented sector.

🔹Building Regulations 2010 – Approved Document B (ADB).

Application:

Building design, new builds, extensions, and major alterations in England and Wales.

🔹Housing Act 2004 (Housing Health and Safety Rating System
– HHSRS).

Application:

Residential premises, including private rented housing.

🔹Health and Safety at Work etc. Act 1974.

Application:

All workplaces.
